Gaursons India Private Limited was incorporated in 1995 as a private limited company and later converted into a public limited company in 2000, founded by B.L. Gaur. Manoj Gaur serves as its managing director. Over the three decades since, the group built one of the most recognisable development footprints in the Delhi-NCR corridor, operating across Ghaziabad, Noida, Greater Noida, and the Yamuna Expressway belt. With more than 45 projects to its name, Gaursons India has delivered over 40,000 units. The developer is active across commercial, retail, residential, hospitality, healthcare, and education verticals.
Gaursons developed the township project Gaur City in West Greater Noida, which is home to about 25,000 families. That project established the group's template for large-format, self-contained communities. The same model — executed at even greater ambition — defines their Yamuna Expressway entry. In 2014, Gaursons launched a township project named Gaur Yamuna City on Yamuna Expressway land purchased from Jaypee Group.
Gaur Yamuna City is an integrated township project spanning 101.17 hectares, or 250 acres, located directly on the Yamuna Expressway. The master plan includes designated areas for commercial use, school and institutional plots, convenient shops, and a dispensary. Residential zones feature Krishn Vilas luxury villas, 3rd Parkview Villas, 32nd Parkview Plots and Villas, Victorian Villas, and 16th Parkview. Key recreational areas include GYC Galleria, Eco Park, and a Cultural City Center.
The township has three primary access points — Yamuna Dwar, Sangam Dwar, and Capitol Hill Gate — with internal connectivity facilitated by a 60-metre-wide sector road that traverses the development. The project is directly accessible via the Yamuna Expressway, providing routes to Noida and Agra. The Eco Park features Lake Yamuna, a children's park, picnic spots, boating facilities, a food court, and a lake promenade with bird watching.
The township is ready with all road, electricity, and water infrastructure in place, and over 200 families have already taken possession in the group housing and plotted development projects. Within the township, Gaurs Group has built commercial and retail infrastructure alongside residential products — a consistent approach the developer applies across all its larger communities.
Within the Gaur Yamuna City township, Gaurs Group is developing residential and commercial projects including Gaurs Runway Suites, the Hub, GYC Galleria, 2nd Parkview, 6th Parkview, 16th Parkview, and 32nd Parkview. This breadth — from plotted villas through multi-storey apartments to purpose-built commercial floors — reflects Gaurs Group's stated strategy of creating communities where residents can address daily life without leaving the township boundary.
Gaurs Group has delivered a wide range of residential townships and commercial projects catering to diverse segments, and is known for large-scale developments that include integrated amenities like schools, hospitals, and retail spaces, aiming to create self-sufficient communities.
Gaurs Runway Suites is positioned at MPC-01, Gaur Yamuna City, Sector 19, Yamuna Expressway, Greater Noida. Developed by Gaursons Realtech Private Limited, the project was officially launched on 7 February 2019 and is expected to complete by February 2027. The RERA registration number is UPRERAPRJ351477.
The project comprises one tower and offers 836 units, including studios, shops, and other formats, with unit sizes ranging from 11 to 2,390 square feet across a total area of 2.71 acres. The primary residential configuration is a 1 BHK commercial studio apartment of 42.73 sq. mt. (460 sq. ft.).
Runway Suites is designed for investors, professionals, and first-time homeowners alike, offering affordable, efficient, and well-planned studio apartments strategically located on the Yamuna Expressway. Amenities include an infinity pool, a fully equipped gym, a party hall, high-speed escalators, large green areas, a clubhouse, and a conference room. The development is also equipped with video surveillance and dedicated kids' play areas.
Gautam Buddha University is 2.1 km away, the Buddh International Circuit is 6.6 km away, and Noida International University is 9.2 km away from the location. Among the notable landmarks nearby are The Hub retail complex and Gaurs International School.
When Gaurs Group acquired this land from Jaypee Group and launched Gaur Yamuna City in 2014, the Yamuna Expressway was primarily a fast road connecting Greater Noida to Agra. A decade later, the infrastructure fabric around Sector 19 has shifted substantially.
Noida International Airport (IATA: DXN) is an international airport at Jewar in the Gautam Buddha Nagar district of Uttar Pradesh, serving the NCR and western Uttar Pradesh. In its first phase, the airport has one runway and one passenger terminal with a capacity of 12 million passengers annually. The first phase was inaugurated on 28 March 2026, with commercial operations beginning on 15 June 2026. The airport enjoys direct access to the Yamuna Expressway and is expected to be integrated with future metro extensions and regional rapid transit systems.
Real estate on the Yamuna Expressway corridor has risen 20–30% since 2020. Noida overall is up 92% and Greater Noida up 98% from Q1 2020 to Q1 2025 in tracked residential indices. By 2026–2027, Yamuna Expressway residential prices are projected to rise a further 29–59%, reaching ₹8,500–₹10,500 per sq. ft. from the 2024 level of ₹6,600 per sq. ft.
Beyond the airport, the Noida International Film City along the Yamuna Expressway near Greater Noida is now operational, with producer Boney Kapoor confirming that the sequel to the 2017 film Mom is the first production to shoot at the facility. A ₹35,000 crore industrial investment has been announced for the Yamuna City corridor, with Uttar Pradesh's first semiconductor unit planned in the area.
A metro link from Noida Sector 148 on the Aqua Line to the airport has completed its DPR, though physical construction has not yet commenced. A Ghaziabad–Jewar Rapid Rail Transit System corridor is under planning and expected to complete by 2031. At the time of writing, the Yamuna Expressway remains the primary road access to the airport from Sector 19.
Alongside its residential portfolio, Gaurs Group has developed commercial plot infrastructure within the township. Aerocity Yamuna, positioned within Gaur Yamuna City, is described as the first-ever commercial project in India with 100% ground coverage and construction approval of up to 9 FAR (floor area ratio). Gaur Aerocity Yamuna offers 100% ground coverage commercial plots in Sector 19 under YEIDA, ready for shops, offices, restaurants, showrooms, and commercial establishments. RERA registration for this commercial component is UPRERAPRJ342117.
This commercial infrastructure — sitting within a 250-acre township that already has road, water, and power infrastructure operational — gives the Sector 19 address a commercial depth that most greenfield residential addresses on the Yamuna Expressway corridor do not yet have.
Today, Gaurs Group has built a leadership position in major growth sectors of the Indian economy, including real estate, education, sports, and healthcare. The group has also been active in green construction and proactive with the concept of solid waste management, which underpins its mission of a "Zero Garbage City" in its township projects.
With over 25 years of experience, the Gaurs Group has more than 100,000 customers, over 51 million sq. ft. of area developed, and 44 projects delivered. The group's corporate headquarters is in Indirapuram, Ghaziabad, and its active geography spans Noida, Greater Noida, Ghaziabad, and the Yamuna Expressway — making Gaur Yamuna City in Sector 19 one of the group's largest and most strategically positioned ongoing commitments.
