Gaurs Group Opens Pre-Launch of Gaur Dehradun, Its First Dehradun Project

Gaurs Group has opened the pre-launch phase of Gaur Dehradun, a residential project of 3 BHK and 4 BHK apartments in Dehradun, Uttarakhand. The project marks the group's first development in the city and extends its footprint beyond the Delhi-NCR, Ghaziabad, Noida, Greater Noida and Yamuna Expressway corridor, where it has worked for three decades.
Pre-launch buyers are being offered early-bird pricing, while the group completes registration of the project under the Uttarakhand real estate regulator. Prices for both configurations are available on request, and the developer has not yet published per-square-foot rates or unit sizes for the apartments. The project is positioned as a planned community in the Doon Valley, with a focus on natural light, ventilation and mountain views.
Project details and configurations
Gaur Dehradun offers two apartment types. The 3 BHK homes feature spacious living and dining areas, an en-suite master bedroom and a balcony overlooking the Shivalik mountain range. The 4 BHK homes add a separate servant or study room, a larger kitchen with a service room and balconies that take advantage of the same vistas.
The buildings are oriented to receive maximum sunlight and cross-ventilation, which reduces dependence on artificial lighting and cooling. Common-area sustainability features include rainwater harvesting, solar lighting and an advanced waste management system.
The developer lists the following amenities for the community:

- Landscaped garden, wide green belts, jogging and walking tracks and biking trails

Floor plans and detailed pricing will be shared with prospective buyers as the launch progresses. Dehradun has a broad set of residential projects, with more than 270 registered developments in the city, which places Gaur Dehradun in a competitive segment that buyers compare on configuration, setting and community facilities.
The location
The project is set between the Ganges and the forest areas of the Doon Valley, a setting that combines river and forest landscapes with the city's established residential neighbourhoods. The Shivalik range forms the backdrop from the homes' balconies.
Road access to the city is improving with the Delhi-Dehradun Expressway, a 210 km six-lane access-controlled corridor that is expected to bring the journey from Delhi to about 2.5 hours once fully open. A section near Dehradun is already operational, and a further stretch from Ganeshpur to Dehradun is being developed. Jolly Grant Airport serves as the air gateway to the city, and the developer's materials point to its ongoing expansion.
Residents will be within reach of Haridwar, Rishikesh, Mussoorie and the Char Dham circuit. Schools in the city that are frequently named by families include Doon School, Welham Girls' School, St. Joseph's Academy and GRD Academy, and the ONGC headquarters is among the notable landmarks in the city.
