Gaurs Group Partners with Elematic to Establish Precast Manufacturing Hub in Noida

Gaurs Group will invest ₹250 crore in setting up a precast manufacturing and modular construction facility in Uttar Pradesh's Noida, the developer announced in March 2026. The memorandum of understanding was signed in the presence of Finland's Prime Minister Petteri Orpo and Ambassador Kimmo Lähdevirta, underscoring the strategic significance of the partnership.

Partnership with Global Precast Leader

The firm signed a memorandum of understanding with Elematic India, the India arm of Finnish firm Elematic Group, a global provider of precast concrete technology. Elematic has grown over six decades into the global leader in precast production technology providing its solutions and services in more than 100 countries in six continents.

The MoU was signed on February 19, 2026, in the presence of H.E. Mr. Petteri Orpo, Prime Minister of Finland and also the Ambassador of Finland, Mr Kimmo Lähdevirta. The agreement was formalized between Mr. Veshesh Gaur, Director, Gaurs Group, and Mr. Chander Dutta, Managing Director of Elematic India and Mr. Teppo Voutilainen, CEO of Elematic Oyj, Finland.

Manufacturing Facility Details

The facility, spread over 5 acre land, will manufacture advanced precast concrete components that would include slabs, columns, beams and walls. The Gaurs Group will invest approximately Rs 100 crore in the first phase to set up a precast manufacturing plant, with operations expected to commence within six months.

Modular Components and Supply Chain Integration

The group has also placed an advance order worth Rs 150 crore to Jindal Elematic, Alwar, to supply 45,000 units of modular bathrooms and 10,000 units of kitchen pods for its under-development projects. This dual approach—establishing in-house precast capacity while sourcing pre-finished modular units—reflects Gaurs Group's strategy to compress construction timelines across its portfolio.

Efficiency and Timeline Gains

The investment forms part of the group's broader strategy to integrate technology-led construction practices aimed at improving execution efficiency, reducing project timelines by almost 30 per cent and strengthening construction capabilities across large-scale residential developments. The aim of the group is to shorten project delivery by almost six months to a year with this precast technology.

It has previously invested nearly Rs 200 crore in advanced shuttering systems imported from South Korea, which supported the timely delivery of developments such as Gaur City and Gaur Yamuna City, demonstrating the developer's consistent focus on construction systems over multiple cycles.

How Precast Construction Works

Precast construction enables key structural and utility components to be manufactured and assembled off-site in a controlled environment and installed on-site. This approach reduces on-site congestion, improves quality consistency, and enables parallel workflows: while foundation and underground work proceeds at the project site, structural elements are simultaneously fabricated in the factory.

This approach can help improve construction quality, optimise labour requirements and support faster project delivery. The controlled factory environment eliminates weather delays, water curing delays, and on-site variability inherent in cast-in-situ methods.

Gaurs Group's Construction Technology Track Record

Founded by B.L. Gaur in 1995, Gaursons India Private Limited is a prominent real estate developer in India. The developer has delivered over 65+ projects (residential & commercial) in Delhi-NCR. The group's major developments—including Gaur City in Greater Noida and Gaur Yamuna City along the Yamuna Expressway—span multiple townships with thousands of units, making backward integration into construction systems a logical evolution.

Noida, Ghaziabad and Yamuna Expressway region are the main areas where the real estate giant is executing about 17 residential and 13 commercial projects, positioning this precast facility to serve an existing pipeline of substantial scale.

The India precast concrete market size was estimated at USD 6.69 billion in 2024 and is projected to reach USD 17.37 billion by 2033, growing at a CAGR of 11.1% from 2025 to 2033. The growth is driven by the country's rapid urbanization and growing need for time-efficient, cost-effective construction methods.

The government's strong focus on infrastructure development, with an allocation of over 10 trillion in the Union Budget 2024 for infrastructure projects, drives demand for efficient construction solutions like precast concrete. Major projects under the National Infrastructure Pipeline, involving 9,000 infrastructure projects across sectors, further fuel this demand.

The partnership reflects two broader industry trends: consolidation of construction technology within large developers, and the increasing viability of precast as housing supply scales. Veshesh Gaur, Director, Gaurs Group, said that the partnership will enable them to integrate advanced precast manufacturing into their construction processes, improving efficiency, quality control and project timelines.
