ICRA Reaffirms Rating on Gaursons India's Bank Facilities, Cites Improving Collections and Healthy Mall Occupancy

ICRA has reaffirmed its rating on Gaursons India's bank facilities, factoring in estimated improvement in the group's collections and cash flow from operations in FY2026 and FY2027. Collections are projected to improve by 4-7% in FY2026 and further by around 25-30% in FY2027.

Collections and Liquidity Gains

The group's cash flow adequacy cover remains healthy at around 100% as of December 2025, aided by healthy committed receivables in both residential and commercial projects. Debt-to-CFO is estimated to remain adequate at around 3.0-3.2 times as of March 2026 and 2.7-2.9 as of March 2027.

Commercial Segment Performance

Within its diversified portfolio, the group's retail assets have demonstrated stability. The group cites healthy sales velocity in ongoing and newly launched residential projects, along with adequate sales from commercial projects and steady construction progress. The group operates two commercial malls within its portfolio—Gaur City Mall in Greater Noida and Gaur Central Mall in Ghaziabad, both of which maintain strong tenant engagement.

Gaursons India is promoted by Mr. B. L. Gaur and his two sons, Mr. Rahul Gaur and Mr. Manoj Gaur. Till date, the group has delivered more than 55 million square feet of real estate projects in Delhi/NCR, particularly in Ghaziabad and Noida. The group has an established market position with a track record of around three decades in the real estate industry, particularly in Ghaziabad, Noida and Greater Noida, and strong project execution and sales capabilities.
