Gaurs Legacy receives UP RERA registration for Jaypee Greens project

Legacy by Gaurs, a residential condominium and villa development at Jaypee Greens in Greater Noida, received registration from the Uttar Pradesh Real Estate Regulatory Authority on 28 October 2024. Its registration number is UPRERAPRJ688396/10/2024, and the certificate sets 28 September 2029 as the proposed completion date.

The project is listed as Under Construction. Its RERA address is Plot No. B-10, Jaypee Greens, Sectors 19 and 25, Greater Noida, Gautam Buddha Nagar. Project listings describe four-bedroom apartments, larger four-bedroom homes with servant accommodation, and villas.

• Project marketing pages advertise 4 BHK apartments of approximately 3,500–3,512 sq ft. Square Yards lists 4 BHK homes of 3,512–4,770 sq ft; a Gaurs-branded page gives 3,510–3,512 sq ft for standard 4 BHK + servant homes and 4,500–4,770 sq ft for larger versions.
• Square Yards’ indicative prices are ₹10.89 crore for a 3,512 sq ft 4 BHK, ₹14.79 crore for a 4,770 sq ft 4 BHK, and ₹30 crore for the 15,000 sq ft villa. Its headline band is ₹10.89–30 crore, with a stated rate of ₹31,000 per sq ft. A Gaurs-branded page gives a starting price of ₹5.42 crore for a 3,510–3,512 sq ft 4 BHK + servant home; larger homes and a 2,700 sq ft villa are listed as price on request.
• Square Yards outlines a construction-linked payment schedule: 10% on booking, another 10% within 45 days, milestone instalments of 5% to 10%, and a final 5% on offer of possession.

Published scale figures differ. The project marketing site describes approximately 10,264 sq m, or 2.54 acres, and 240 units. Square Yards also gives 2.54 acres but lists 285 units. A Gaurs-branded page gives 3.5 acres and 240 units, while another listing counts 250 apartments and 20 villas. That Gaurs-branded page also names four 34-floor towers: Buckingham, Edinburgh, Kensington and Versailles.

Promoted facilities include a swimming pool, gym, indoor sports, wellness spaces, tennis, badminton and basketball courts, jogging and cycling tracks, children’s play areas, landscaped gardens, a party lawn and a multipurpose hall. Project material also describes two residences per floor. Jaypee Greens’ 18-hole golf course and natural-reserve trail are township features.

The site is in Jaypee Greens, with project listings placing Pari Chowk Metro Station about 1.5 km away and Alpha 1 Metro Station about 1 km away. Both are on the Noida Metro Aqua Line corridor. Listed road connections include the Noida–Greater Noida Expressway, approximately 0.5 km away, and the Yamuna Expressway, approximately 2–3 km away. These are published distance estimates.

What comes next

A proposal notice for the condominium development was reported on 13 September 2024. UP RERA issued the registration certificate on 28 October 2024, valid through 28 September 2029 unless extended. Project marketing material describes development starting on 13 October 2024, while a Gaurs-branded page places the launch in October 2024. The RERA certificate’s proposed completion date is 28 September 2029; Square Yards lists possession starting in September 2029.
