Gaurs Group has formally disclosed a ₹1,400 crore investment commitment for a premium high-rise residential development on a 12-acre land parcel in Sector 22D, Yamuna Expressway. The project is set to deliver ultra-luxury high-rise residences integrated with world-class amenities, catering to the aspirations of modern homebuyers. The developer projects a topline of ₹2,000 crore for the property.
Location and Airport Proximity
Sector 22D is a planned residential sector under the Yamuna Expressway Industrial Development Authority (YEIDA), located directly off the Yamuna Expressway in Gautam Buddha Nagar district, Uttar Pradesh. Sector 22D is firmly inside the 10-minute zone from Noida International Airport. Prime Minister Narendra Modi inaugurated Noida International Airport on 28 March, with flight operations expected to begin from mid April.
The airport's strategic importance to the region has been a key driver of accelerated residential development along the corridor. Sector 22D has direct access, which matters for both daily commutes and eventual rental yield. The airport's principal road access is via the Yamuna Expressway.
Gaurs Group's Yamuna Expressway Track Record
With over 25 years of experience, Gaurs Group has 44 projects delivered. In the past years, the company has built and delivered 40000+ property units in more than 45 group housing projects. Gaurs Group has been a first-mover and one of the most prominent developers in the Yamuna Expressway belt. The Group's landmark 250-acre township on the expressway, Gaur Yamuna City, was conceptualised in 2014—long before the upcoming Noida International Airport was even announced.
Today, the township stands delivered and is home to more than 10,000 residents. The township boasts of a CBSE-affiliated Gaurs International School, a sports park, an upcoming mall, a 9-acre lake park, a police post and multiple shopping complexes.
Sector 22D as an Emerging Premium Address
Launch-stage pricing in Sector 22D for premium, listed-developer projects sits around ₹8,999–₹9,500/sq.ft (BSP). A 3 BHK in Sector 22D at this pricing works out to ₹1.3–₹1.8 crore all-in for most configurations — below the NCR premium-apartment median despite being closer to a major airport than Gurugram or South Delhi flats.
Only a handful of premium residential projects have launched in Sector 22D so far. The most prominent is Eldeco Echoes of Eden. Limited supply paired with rising demand is a textbook pricing setup.
Infrastructure and Connectivity
Connectivity includes the Yamuna Expressway and the upcoming Noida Metro Aqua Line extension. The Link Expressway will span 74.3 kilometres with a width of 120 metres. Of this, 20 kilometres pass through Gautam Buddha Nagar, while 54.3 kilometres lie in Bulandshahr district, forming a crucial infrastructure link in the region. Following the airport's March 2026 inauguration, flight operations are expected to begin from mid April.
Development Context
The Group has obtained possession of the plot and has applied for map sanctions and other necessary approvals. The project will undergo the RERA registration process after approval. Sales will commence after the RERA registration number of the project.
The acquisition aligns with broader momentum in the Yamuna Expressway corridor. Gaurs Group was among the first developers to recognize the growth potential of the Yamuna Expressway corridor. Back in 2014, long before the airport announcement, the Group envisioned and launched Gaur Yamuna City—a landmark 250-acre integrated township that has transformed the region's residential landscape.
