Gaur Chrysalis — 12 Acres of Art Deco Living on the Yamuna Expressway
3 & 4 BHK · Starting ₹1.52 Cr onwards
Gaur Chrysalis is the first standalone luxury residential chapter by Gaursons India on Sector 22D of the Yamuna Expressway — a project that follows the group's successful delivery of Gaur Yamuna City, a 250-acre township on Sector 19 of the same corridor. Designed by architect Hafeez Contractor, the development places seven towers of G+33 floors across 12 acres, with only four residences per floor and four high-speed elevators per tower. The result is a gated community of 952 homes that maintains a density low enough to feel like a private estate.
The master plan is organised around butterfly-inspired central greens that cover approximately 8.5 acres of landscaped open area, threading gardens, lawns, and quiet circulation paths between every tower base. Towers carry Art Deco cues on their facades — bold geometric lines, layered cornices, and a triple-height lobby at arrival — while interiors are resolved in a quieter contemporary register tuned to natural light and ventilation. Ceiling heights of 11 feet across all units reinforce the sense of volume that photographic renders alone cannot capture.
The clubhouse anchors the community at five levels and approximately 75,000 square feet, housing over 60 amenity offerings. A 50-metre by 12-metre swimming pool with aqua-gym jets and bubble stations, an open rooftop recreation deck of 25,000 square feet, a skating rink, co-working lounges, meditation pods, a yoga lawn, an amphitheatre, barbeque pavilions, and a pet park together constitute a programme broad enough to serve residents across age groups without requiring them to leave the gate. The project's 80 per cent open-area ratio keeps that programme framed by landscape rather than concrete.
Gaursons India was founded in 1995 by B.L. Gaur in Ghaziabad and has since delivered over 65 residential and commercial projects across Delhi, Ghaziabad, Noida, and Greater Noida — including the Gaur City township in Greater Noida West, which today houses close to 25,000 families. With more than 100,000 customers served across 51 million square feet of developed area, the group brings institutional depth to a project whose address is still in formation. At Gaur Chrysalis, that track record is a material input: construction commenced in November 2025 under RERA registration UPRERAPRJ622344/11/2025, and possession is targeted for October 2030.
The Yamuna Expressway corridor is at an inflection point — airport operations at Jewar, the Film City mandate, YEIDA's semiconductor and industrial investments, and metro expansion plans are all converging within a five-year window that matches the delivery horizon of this project. Gaur Chrysalis is positioned to receive the full benefit of that timing. Enquire with our team for the current price list and floor plan details.

Sector 22D, Yamuna Expressway Industrial Development Authority (YEIDA), Greater Noida, UP 203209 · Sector 22D, Yamuna Expressway · Greater Noida
Sector 22D sits within the Yamuna Expressway Industrial Development Authority (YEIDA) planning zone, a 165-kilometre, six-lane controlled-access corridor that links Greater Noida directly to Agra while intersecting the Eastern Peripheral and Noida–Greater Noida expressways. The sector has been planned from the ground up under YEIDA's master layout, which prescribes wide internal roads of 30 to 45 metres, dedicated drainage infrastructure, and separated residential and commercial land uses. Within a five-kilometre radius sit Gaurs International School, Narayana Public School, and two hospitals — Drona and Kalash — while Yatharth Super Speciality Hospital and the institutions of Galgotias University and Gautam Buddha University are accessible further along the corridor.
Gaur Chrysalis occupies a parcel in Sector 22D where roughly 80 per cent of the site area has been reserved as open and green space — a density profile that is rare for this belt. The upcoming Noida International Airport at Jewar lies approximately 10–12 kilometres south, positioning the address directly inside the airport-influence zone that analysts and YEIDA planners identify as the primary driver of residential demand along this stretch. The Buddh International Circuit — India's Formula 1 track — is within five minutes, and the proposed Film City and YEIDA Tech Zone are being developed in adjacent sectors, adding employment gravity to the location.

India's second international airport in the NCR is under active construction approximately 10–12 km from Gaur Chrysalis. Once operational, it will catalyse freight, hospitality, and residential demand across the entire Yamuna Expressway belt, directly benefiting Sector 22D values.
A Rs. 35,000-crore industrial investment announced for Yamuna City in December 2025 includes Uttar Pradesh's first semiconductor unit. The YEIDA industrial zone adjoining Sector 22D is expected to generate tens of thousands of direct employment opportunities within the project's possession horizon.
The Uttar Pradesh government's Film City project — planned across hundreds of acres on the Yamuna Expressway — is slated to become a production, hospitality, and media-tech hub. Its proximity to Sector 22D is expected to drive commercial real estate growth and residential rental demand from creative industry professionals.
YEIDA's planned metro corridor includes a proposed station serving Sector 22D, approximately one kilometre from the Gaur Chrysalis site. The extension, part of a broader YEIDA connectivity plan integrating ten sectors, will provide rail access to Noida, Greater Noida, and eventually the Jewar Airport terminal.
YEIDA's announced Link Expressway project, designed to connect ten sectors along the Yamuna Expressway corridor, will dramatically reduce intra-sector travel times, improve logistics routes, and open new commercial land parcels adjacent to existing residential zones including Sector 22D.
The project is designed by Hafeez Contractor, one of India's most recognised residential architects. His involvement brings a studied Art Deco vocabulary to the towers — bold facade geometry, proportioned setbacks, and a coherent relationship between building scale and landscape that distinguishes Gaur Chrysalis from generic high-rise product on the corridor.
With only four apartments per floor across seven towers, Gaur Chrysalis delivers a lift-to-unit ratio and lobby-to-corridor quiet that most high-rise projects cannot offer. Four dedicated high-speed elevators per tower mean residents rarely share vertical circulation with more than one neighbour during peak hours.
The five-level clubhouse is one of the largest in the Yamuna Expressway zone, housing a 50-metre lap pool with aqua gym jets, indoor sports courts, a co-working lounge, meditation pods, a skating rink, mini theatre, and an open rooftop recreation deck of 25,000 square feet — a programme depth matched to a resort rather than a residential compound.
Gaur Chrysalis reserves 80 per cent of its 12-acre site for open space and landscaping, including 8.5 acres of butterfly-inspired central greens. At a time when urban plot coverage norms are being pushed by developers across NCR, this ratio materially improves air quality, thermal comfort, and the psychological experience of living within the community.
Sector 22D sits approximately 10–12 kilometres from the under-construction Noida International Airport at Jewar — close enough to benefit from airport-driven employment and hospitality demand, but outside the direct flight-path noise corridor. Buying in the new-launch phase of Gaur Chrysalis positions residents inside the capital-appreciation window that historically closes once the airport begins commercial operations.
Founded in 1995 and active across Ghaziabad, Noida, Greater Noida, and the Yamuna Expressway, Gaursons India has delivered over 65 projects covering more than 51 million square feet and housing upwards of 100,000 families. Gaur City in Greater Noida West — home to approximately 25,000 families — and the 250-acre Gaur Yamuna City township on this very corridor are the two most directly relevant precedents.
